Help with tenants rights in Georgia re: repairs?

Your landlord is responsible for security lighting on the property. He is also responsible for the broken lock on the front door.But... unless is is clearly stated in your rental agreement that the residence is air-conditioned he can get away with the broken AC. You may as well just buy your own unit~
